Body Corporate Services In Australia With Strata Plans!

he latest and practical effort made by the Australian Insurance business is the strata plans and titles which is successfully adopted eventually by many more advanced countries like Canada, India, Malaysia, Singapore, Indonesia, Dubai, Fiji and Philippines. Throughout the world, the multi level apartments are coming forth in large numbers and the apartments being in different levels are called strata. So, strata title means the ownership of one or many of the multi level apartment blocks and the horizontal subdivisions with shared areas.
Strata title schemes comprises of individual lots and common properties and its owner in the title deed. Individual lots which belong strictly to the owner are apartments, garages, and store rooms allotted to that particular individual. But the individual also has an ownership in the common plots shared in general by other individual owners in the gated community. Such common plots are common stairwells, driveways, roofs, gardens, pools, gym, courts, multi-purpose halls, lifts, walking area etc.
When a strata or community titles plan is registered it becomes a legal entity which takes  on the role of managing and maintaining the whole apartment complex and that legal entity is referred as "body corporate" in Queensland and community corporation in South Australia.  Body Corporate is the registered community plan constituted to take care of common areas.
Hotels, shopping centres and malls, office buildings, 2 storey row-houses to multi-level apartment buildings all have services provided by the body corporate. Each body corporate forms a working and management committee, sometimes called an executive committee. This committee has elected office bearers, comprising of a chairperson, secretary and treasurer and they have a range of duties to perform. Each office bearer is answerable to the committee and since mostly they are volunteers, they are usually assisted by a professional administrative officer. They have by-laws which are rules by which lot owners must live in their community.

Body corporate also is responsible for insurance of the Building and surroundings of the building, Common property public liability, Workers compensation, and Voluntary workers insurance. There is also Insurance Aid General Brokers (IAGB) in Australia. Many companies form partnership with them to provide better service, lesser premiums, swift claims handling, and expert advice on insurance to the strata title holders.
IAGB has access to many insurance businesses and so they could get reduced premiums for the community and if you prefer they could also attend the community meetings and provide timely advice on how things work and how to fix things. They also help with the lot owners' private insurance needs.
To conclude, Body corporate services needs to understand how important it is to provide the community owners with professional management and successful strategies to deal with the day to day secretarial and treasurer duties and need to advise on by-laws and compliance. In addition to providing with accurate and informative minutes, they also need to advise, guide and formulate strategies to maintain the investment and increase its value and thereby enhance the reputation of the strata title owners'  and make them proud.
